Units

Units are the individual rentable spaces within a property. An apartment, office suite, shop, or parking space -- each is represented as a unit in Aqarjia.

Creating a Unit

  1. Navigate to Portfolio > Units and click Create, or add a unit directly from a property's detail page.
  2. Fill in the required fields:
    • Property -- The parent property this unit belongs to.
    • Unit Number -- The identifier (e.g., "A-101", "Shop 3").
    • Unit Type -- Apartment, Office, Shop, Warehouse, Parking, etc.
    • Status -- Vacant, Occupied, Under Maintenance, etc.
  3. Add optional details:
    • Floor -- Floor number within the building.
    • Area (sqm) -- Total area of the unit.
    • Bedrooms and Bathrooms -- For residential units.
    • Monthly Rent -- The base rental rate.
  4. Click Save.

Unit Types

Unit types are configurable in Settings > Unit Type. Examples:

  • Apartment
  • Studio
  • Office
  • Shop / Retail
  • Warehouse
  • Parking Space
  • Villa

Unit Statuses

Track the current state of each unit:

Status Meaning
Vacant Available for lease.
Occupied Currently leased to a tenant.
Under Maintenance Temporarily unavailable due to repairs.
Reserved Held for an upcoming tenant.

Statuses are configurable in Settings > Unit Status.

Viewing a Unit

The unit detail page shows:

  • Overview -- Unit information, property, type, and status.
  • Current Lease -- The active lease for this unit, if any.
  • Lease History -- All past leases associated with this unit.
  • Documents -- Attached files (floor plans, photos, inspection reports).

Linking Units to Leases

Units are connected to tenants through leases. When you create a lease, you select a unit. The unit's status automatically reflects whether it has an active lease.

A unit can only have one active lease at a time. To assign a new tenant, the existing lease must be ended or expired.

Bulk Operations

For properties with many units, you can:

  • Use the property detail page to see all units in one place.
  • Filter units by status to quickly identify vacancies.
  • Search by unit number across your entire portfolio.
