Beneficiaries

Beneficiaries represent bank accounts associated with landlords. They define where rental income and other payments should be routed.

Creating a Beneficiary

  1. Navigate to Portfolio > Beneficiaries and click Create, or add one from a landlord's detail page.
  2. Fill in the required fields:
    • Landlord -- The landlord this bank account belongs to.
    • Account Name -- The name on the bank account.
    • Bank Name -- The financial institution.
    • IBAN -- International Bank Account Number.
    • Account Number -- Local bank account number.
  3. Add optional details:
    • Swift Code -- For international transfers.
    • Branch -- The specific bank branch.
  4. Click Save.

How Beneficiaries Are Used

Beneficiaries serve as the destination for owner payouts. When rental payments are collected from tenants, the system tracks which landlord is owed and which bank account should receive the funds.

The typical flow is:

  1. Tenant pays rent (recorded as a payment in Aqarjia).
  2. Payment is attributed to the landlord via the property/unit/lease chain.
  3. When processing owner payouts, the beneficiary account determines where funds are sent.

Multiple Beneficiaries

A landlord can have multiple beneficiary accounts. This is useful when:

  • Different properties should route income to different accounts.
  • The landlord wants to split payments between personal and business accounts.
  • International and local accounts are maintained separately.

Viewing Beneficiaries

The beneficiary detail page shows:

  • Bank Details -- Full account information.
  • Landlord -- The associated property owner.
  • Status -- Active or inactive.

Always verify IBAN numbers carefully when creating beneficiary records. Incorrect bank details can delay payment processing.

Security

Bank account information is sensitive data. Only users with appropriate permissions can view or edit beneficiary records. Ensure your team permissions are configured to restrict access to financial data.
