Your First Property
This guide walks you through setting up your first property in Aqarjia, from creating the property record to adding units and creating your first lease.
Step 1: Create a Property
- Navigate to Portfolio > Properties from the sidebar.
- Click the Create button in the top-right corner.
- Fill in the property details:
- Name -- A descriptive name for the property (e.g., "Al Hamra Tower").
- Property Type -- Select from the available types (Residential, Commercial, Mixed-Use, etc.).
- Address -- Enter the full address including area, block, and street.
- Landlord -- Optionally assign a landlord who owns this property.
- Click Save to create the property.
You can customize the available property types in Settings > Property Type if the defaults do not match your needs.
Step 2: Add Units
Once your property is created, add the individual units within it:
- Open the property you just created by clicking on it in the list.
- Navigate to the Units tab on the property detail page.
- Click Add Unit and fill in:
- Unit Number -- The identifier for this unit (e.g., "101", "G-01").
- Unit Type -- Apartment, Office, Shop, Warehouse, etc.
- Floor -- Which floor the unit is on.
- Area (sqm) -- The total area of the unit.
- Bedrooms / Bathrooms -- Applicable for residential units.
- Monthly Rent -- The base rental amount in KWD.
- Click Save to add the unit.
Repeat this process for each unit in the property. You can also add units individually from Portfolio > Units > Create.
Step 3: Add a Tenant
Before creating a lease, you need a tenant record:
- Navigate to Portfolio > Tenants.
- Click Create and enter the tenant's details:
- Name -- Full name of the individual or company.
- Tenant Type -- Individual or Company.
- Civil ID / CR Number -- Official identification number.
- Phone and Email -- Contact information.
- Click Save.
Step 4: Create a Lease
Now tie everything together with a lease:
- Navigate to Finance > Leases.
- Click Create and configure:
- Unit -- Select the unit you created.
- Tenant -- Select the tenant.
- Lease Type -- Residential or Commercial.
- Start Date and End Date -- The lease period.
- Billing Frequency -- Monthly, Quarterly, or Yearly.
- Rent Amount -- The agreed rental amount per period.
- Security Deposit -- If applicable, enter the deposit amount.
- Click Save to create the lease.
Once the lease is active, Aqarjia can automatically generate invoices based on the billing frequency you configured.
